Have a different question?
Talk to Brandon (801) 875-9147Timing depends on your documents, credit review, and the lender. Tell me your deadline and I’ll explain what is needed. A pre-approval is a conditional assessment, not a guarantee of final loan approval.
Yes. Purchase, refinance, and HELOC in Idaho run through the same desk as Utah. Boise, Meridian, Eagle, and the rest of the state get the same process as a Lehi purchase.
Requirements vary by loan program and lender. Credit history, income, debts, and down payment all matter. Tell me about your situation so we can review the available options.
Some programs accept eligible gift funds or documented retirement assets. The documentation and any withdrawal or borrowing consequences need to be reviewed before you move money. Ask about your specific source of funds first.
Self-employed borrowers have several possible documentation paths. We’ll review your business history and income records, then discuss conventional or alternative-documentation programs where available.
No. I run the break-even and the cost in writing. If you should keep the loan you have, that is the recommendation.
A real person. A clear next step.
Share a few details and I’ll follow up. If you want a number first, use a calculator and send the estimate with your note.
